The Bay School of San Francisco, an independent coeducational college preparatory high school founded in 2004, needed a new campus. The principals of PWP and Equity Community Builders (ECB), as founding Trustees, stepped up to locate and develop a site in the Presidio for the new school.
The School selected the site at 35 Keyes in the Presidio of San Francisco and negotiated a 60-year lease with the Presidio Trust. PWP & ECB secured financing through a creative capital structure that included the utilization of historic tax credits and an intermediate investment entity. PWP and ECB developed the 62,000 sq. ft. campus in the Main Post area and structured a long-term lease with the school.
The project successfully adapted and reused a historic Presidio landmark now known as The Bay School of San Francisco. Major building renovations began in May 2004, and were completed in August 2005, ready for the beginning of The Bay School’s second academic year in 2005-2006. The Bay School received the American Institute of Architects (AIA) Honor Award for Interior Architecture in 2006.
