In January of 2001, San Francisco Waterfront Partners, LLC (SFWP) was selected by The Port of San Francisco (Port), to adaptively redevelop and re-use the historic Piers 1 ½, 3 and 5. SFWP is a partnership of Pacific Waterfront Partners, LLC and the California State Teachers' Retirement System (CalSTRS). This Public-Private partnership between SFWP and The Port focuses on preserving and rehabilitating the historic maritime design of the Northeast Waterfront and the Ferry Building Waterfront while enhancing the public use and access to the historic and scenic waterfront setting.
The Piers are centrally located on the east side of The Embarcadero, between Washington and Broadway Streets and connect to The Port of San Francisco's offices at Pier 1 as well as The Ferry Building. The Piers provide Class A commercial office space, cafés and restaurants, retail space, together with public access to the waterfront and surrounding areas. The Piers will provide approximately 60,000 gross square feet (gsf) of commercial office space, 16,500 gsf of cafés and restaurants (including outdoor seating), 1,400 gsf of retail space, and 40,000 gsf of public access area.

The proposed 8 Washington Street project on San Francisco's Embarcadero will be comprised
of residential units, restaurants, retail shops, outdoor public access connecting Jackson
Street with the Waterfront, a new Golden Gateway Tennis and Swim Club and an underground
public garage.
The residential component will consist of approximately 170 units in two buildings. The development
will also enable the creation of approximately 34 affordable housing units.
The underground garage will consist of approximately 170 spaces for the residential units and 350
spaces for the public. The public garage will help support the growing number of visitors to the popular
Farmer's Market, Ferry Building retailers and other businesses along the waterfront. The garage will
replace approximately 268 unsightly above grade, above water and surface parking spaces.
The plan also includes the creation of beautiful new athletic facilities and outdoor recreation
space for The Golden Gate Tennis & Swim Club members, and restaurant and retail spaces surrounding the
street level.
The property is bounded by The Embarcadero, Washington, Drumm and Jackson Streets. SFWP now seeks to
join the Port's Seawall Lot 351, currently an above-ground parking lot on The Embarcadero, with this
property to create one unified project.
